Carillon Towers Parking Garage Rehabilitation
Project Description
Located in Montréal, the Carillon Towers commercial complex includes four reinforced concrete parking structures, two indoor and two outdoor. Following inspections carried out by DPHV, deficiencies were identified, leading to a multi-year rehabilitation program designed to enhance the safety, durability, and long-term performance of the structures.
Services Provided
DPHV supported the owner throughout every phase of the project, from condition assessments and structural investigations to the design of corrective measures, including the preparation of plans and specifications and construction administration services. The work involved the rehabilitation of expansion joints in all four parking garages and the reconstruction of the traffic ramps serving the East Tower.
Challenges and Key Features
Because the complex remained fully operational throughout the project, minimizing disruptions to users while maintaining access to the parking facilities was a key consideration. A phased construction approach was developed in close collaboration with the owner and contractor to ensure continuity of operations during the work. Additional deterioration discovered during construction also required adjustments to the rehabilitation strategy.
The ramp rehabilitation incorporated a glycol heating system to reduce the risk of ice formation and limit the use of de-icing salts, helping to extend the service life of the structures.
Supporting the Long-Term Performance of Parking Structures
In accordance with the requirements of Quebec’s Bill 122, DPHV assists property owners and asset managers with the inspection, evaluation, and rehabilitation of reinforced concrete parking structures. Following inspections, our team can develop the required corrective measures, prepare plans and specifications, and provide construction administration services to ensure quality workmanship and code compliance. The Carillon Towers project is a strong example of our expertise in helping owners preserve and extend the service life of their parking infrastructure.
